BIO-FUEL PLANT IS A CAPITOL IDEA AT GOOLE
Leeds-based developers Sterling Capitol are on schedule to deliver a 33,000 sq ft production
unit at Capitol Park, Goole, for Drax Power Station early next year.
The production unit will manufacture environmentally friendly bio-mass fuels to be co-fired at the nearby Drax Power Station.
Simon Clarke, development director of Sterling Capitol, said: "Construction work is going tremendously well and we are on schedule to hand the building over in February. The unit should be in use by early spring 2009.
"This project ticks all the right boxes in terms of the environment, sustainability and job creation and is a major step forward for Capitol Park," said Mr Clarke.
The 33,000 sq ft biomass processing plant will join Guardian Glass and Tesco on site.
The plant will comprise three main areas to enable large bales of straw to be reduced to pellet form, which will then create bio-energy fuel to be co-fired at Drax Power Station, six miles north of Capitol Park.
Capitol Park, Goole is the latest addition to Sterling Capitol's successful portfolio of business parks in Yorkshire. The pioneering £200 million, 310-acre development by Junction 36 of the M62, near Goole, is set to create 6,000 jobs.
Martin Croxen, the chief executive of Sterling Capitol, commented: "Sterling Capitol has an extremely successful track record in delivering Yorkshire business parks, with high-profile developments in Doncaster, Leeds and Barnsley. Goole is a very welcome addition to our portfolio," he added.
"All these parks, strategically situated by motorways, have been tremendous successes in terms of attracting tenants and creating jobs. Overall more than 2,000 jobs have been created at Leeds, with more to come and there is capacity for 6,000 at Goole (1,000 created already) and 800 at Barnsley (300 already)," he explained.
Simon Clarke, the Sterling Capitol development director in charge of Capitol Park, Goole, commented: "This is an extremely exciting development, one of the very few in Yorkshire which can accommodate large-scale requirements. We have capacity for 3,500,000 sq ft of prime commercial development available for sale and to let.
He added: : "This development provides a framework to create 6,000 new, quality and sustainable jobs, to radically improve the infrastructure of the site and to protect the environment with strong ecological measures. We are confident that we will deliver one of the most important and successful developments in the area for 30 years," he added.
As an integral part of the development, Sterling Capitol is building a new by-pass road through the site which will provide a link between the M62, the port of Goole and the town.
The site is superbly situated off Junction 36 of the M62 and close to the M18, the M180, the East Coast Main Line, the port of Goole and the River Humber, on behalf of Yorkshire Forward. The scale of the site and its superb multi-modal transport links make it an almost unrivalled option, particularly for companies looking for manufacturing and large-scale distribution facilities.
Owen Holder of letting agents Knight Frank in Leeds said: "This is an excellent development, one of the very finest in Yorkshire. It is a high-profile, mixed-use business park, with manufacturing, distribution, offices and leisure facilities, including a hotel and restaurant. The site has already attracted Guardian Industries Corp, one of the world's largest glass manufacturers, who have invested £115 million in a new manufacturing base there, and Tesco"
The agents for Capitol Park, Goole, are the Leeds offices of Knight Frank and DTZ, together with Leeds industrial agents Gent Visick.
