Two Major New Distribution Centres Set for Capitol Park

Developers Sterling Capitol have submitted a detailed planning application for two major distribution centres
which could create over 1,000 new jobs in the Goole area.
The Leeds-based developers hope to build the units at Capitol Park, Goole, a £237 million, 310-acre business park by Junction 36 of the M62.
The warehouses will be 300,000 sq ft and 650,000 sq ft and are destined to become landmark distribution centres in the region.
Sterling Capitol has also submitted outline proposals to East Riding County Council for a 100-bed hotel and restaurant, car showrooms, office space and a detailed proposal for the completion of the spine road at the park.
Simon Clarke, development director of Sterling Capitol, commented: "The new applications take the development of Capitol Park Goole to another level. The two distribution buildings, with a combined area of nearly one million square feet, will be some of the finest in the region and should create more than 1,000 quality and sustainable jobs.
"Meanwhile the applications for the hotel, restaurant, offices, car showrooms and the new road aim to complete the park and broaden its appeal, creating a high-quality business community, with first-class facilities, for the 21st century.
"In addition to all this, the proposed development will secure significant environmental benefits within the immediate area, helping to realise the Council’s aspirations of securing a country park and nature reserve on land to the south of the site," he added. “This will ensure the habitat of protected species is enhanced in this nature reserve”.
More than 1,500 jobs have already been created at Capitol Park by a Tesco distribution centre and a Guardian Industries glass manufacturing factory.
Council leader Councillor Stephen Parnaby said the Goole business park development was crucial to the region's economy.
He said: "The Capitol Park development is crucially important, not just for Goole but the whole of the East Yorkshire and Humber regions.
"Overall, it is likely to create more than 5,000 quality and sustainable jobs and play a crucial part in promoting the economic prosperity of the region."
As an integral part of the development, Sterling Capitol is building a road through the site which will provide a link between the M62, the port of Goole and the town centre.
The developers are also promoting the adjacent 100-acre country park and nature reserve. This recreational haven, rich in wildlife and natural beauty, lies between the Goole-Leeds railway line and the River Ouse.
Simon Clarke commented: “The sensitive monitoring of this splendid area of natural beauty will be a major priority as we develop out the site. We are extremely lucky to have such a wildlife haven on our doorstep. We will be working in conjunction with the local community to ensure that the benefits of the country park are widely accessible.
Owen Holder of property consultancy Knight Frank in Leeds commented: "Capitol Park is unrivalled within the region for its communication capabilities. It is a gem of a development and is, without doubt, one of the finest business parks in the region”.
A spokesman for the planning department of East Riding County Council said: “We have just received two planning applications, which, if supported by the planning committee, will lead to completion of the development. They include an outline application for buildings and infrastructure to finish the business park and detailed plans for two distribution warehouses.
"We will be meeting representatives to discuss the plans, which are likely to go before the planning committee with recommendations in the next few months."
